Abstract

Industrial heritage sites require development approaches that preserve historical significance while restoring social and economic productivity. Previous studies on former sugar factories in Java have focused on individual buildings, museums, architectural interventions, or tourism promotion, leaving area-scale operational frameworks underexplored. This study formulates the functional optimization of the 150,654 m² former Gondang Baru Sugar Factory in Klaten through adaptive reuse. A qualitative descriptive-analytical design was conducted from February to June 2026 using field observation, in-depth interviews with 17 purposively selected informants, visual documentation, document review, and site-plan visualization. Data validity was ensured through triangulation, member checking, and an audit trail, while analysis involved data reduction, display, verification, and thematic synthesis. The findings indicate that Gondang Baru should be treated as an integrated industrial heritage landscape rather than a single obsolete factory. Functional optimization is achieved through active conservation, visitor-experience design, community participation, and a ten-zone site plan comprising the industrial heritage core, Manten Tebu cultural plaza, lori-rail corridor and open-air museum, visitor center and commercial area, creative workshop zone, heritage homestay area, creative community village, agro-heritage park, bus parking and shuttle hub, and river buffer eco-walk. A Heritage Business Model Canvas supports phased implementation, diversified revenue, cross-sector partnerships, and conservation funding. Area-based adaptive reuse can transform Gondang Baru into a productive heritage destination while preserving its historical identity.
